Keep Your House As Is During A Short Sale

Hi, this is Kerri from the Bay Area Short Sale Angels, :k1:'s number one short sale team. A lot of homeowners going through short sales have heard of people that are in foreclosure that end up selling all of their appliances and stripping the fixtures. These homeowners frequently ask us if this is something they can do. The simple answer to this question is no, you can't strip the fixtures and sell all of the appliances. There is a person that's going to purchase the home in as good condition as you've been keeping it. Leave the home how you would want to find it if you are the buyer. They are actually your saving grace and without them there would be no short sale, so you want to be able to turnover a home that they can be proud of. Some people do elect to sell their appliances, but you have to…

How Close To The Trustee Sale Date Can You Initiate The Short Sale Process?

Hi, this is Kerri from the Bay Area Short Sale Angels, :k1:'s number one short sale team. A lot of people have asked me how close to the trustee sale date can you initiate the short sale process. The trustee sale date is known as the foreclosure sale date. There's not an easy answer to that, it really depends on the bank that is servicing your loan. For the most part, as a general rule, we need at least ten days. Ten days prior to the trustee sale date to initiate that short sale and have a chance of getting it into the system and being able to get an extension on that short sale date. By no means does that mean hang out and live in your house until ten days before and then say you would like a short sale. Give your agent as much time as possible before that trustee…

The Benefits Of A HAFA Short Sale Make Sense For A Homeowner

Hello everyone this is Kerri Naslund with the Bay Area Short Sale Angels, :k1:'s number one short sale team, thank you for your time today. I update my blog on short sales quite frequently and strive to keep :k1: homeowners up to date and informed on the short sale process. For our blog topic today I would like to discuss what exactly a HAFA short sale is and what it can mean for you. Simply put, HAFA is a government backed short sale program that was part of the Fair Lending Act of 2009. Not all lenders are HAFA approved but for those that are it is certainly worth your time to look at this program. The main goal of HAFA is to help homeowners get out from under their distressed property and provide two unique benefits. The first, and most widely known, is that the HAFA program will give you three thousand…

Stop Those Harassing Phone Calls from Your Loan Servicer or Lender Forever!

Hi this is Kerri with the Bay Area Short Sale Angels. We are :k1:'s number one short sale team. So what do you do if they won't stop calling you, they won't stop harassing you? This is a question that we get a lot. Usually once we turn in a complete short sale package, they usually stop calling you. A complete short sale package includes an offer from a buyer. So, until they get an offer from a buyer, they will call you day and night, filling up your voice mail. We typically tell our clients to ignore the phone calls or answer and tell them to talk to your real estate agent and then give them our phone number. Under the fair lending law and fair debt collection practices act. I'm going to read something that you can say that will scare them and make the calls stop. Once you ask them…

Information on Loan Modifications and Short Sales

Hi, this is Kerri from the Bay Area Short Sale Angels. We are northern California's number one short sale team. I have a piece of advice for you that might sound crazy. Do not pay anyone to help you with your loan modification or your :k1: short sale, even if it's an attorney. You can maybe negotiate so they can have some money when it closes, but do not pay them anything upfront. Our team has had a couple people recently, one actually paid a lawyer $20,000 to do her loan modification and it went nowhere, absolutely nowhere. He made all these promises and then just took off with the money. What can she do sue a lawyer? That's not going to happen. People are getting ripped off by scams, and people making promises. There may be people that seem like they're there, they seem like they know what they are talking about,…
